Continually ranked as one of America's best places to live, Gilbert once known as the hay capital of the world is now thriving with residential development with a lively historic downtown. In 2016 it received recognition for 16 awards including "America's Top Boom Town", "2nd Safest City in the U.S.", "Best City for Raising a Family" and "7th Happiest City in the U.S.". The Gilbert neighborhood of Agritopia also receives both local and national recognition for being one of the top Phoenix neighborhoods.
As a suburb of Phoenix, Gilbert has one of the highest median incomes in Arizona. The population currently hovers around 250,000 however, the city is still experiencing growth. The new build home construction is very strong with much of the farmland that dotted the area taken away with new subdivisions. Large master planned communities make up a lot of the real estate market. Popular master planned communities are Power Ranch, Morrison Ranch, and the trendy Agritopia. The top rated Eastmark master planned community is situated in Southeast Mesa, but borders Gilbert.
